The Southeast Beltline corridor is still catching up
Neighborhoods south of I-20 are appreciating faster than anywhere else in Atlanta, and most investors are still focused on the north side. The gap is closing, but it hasn't closed yet.
I've closed over $40M in these neighborhoods. I know which streets are turning over, where new development is permitted, and what rental demand looks like block by block.
How investors are building wealth here
Buy and hold
Southeast Beltline neighborhoods south of I-20 have been appreciating faster than most of Atlanta. I'll help you find properties where the trajectory is clear and the entry point is right.
Duplexes and multifamily
Peoplestown, Boulevard Heights, and Summerhill have duplex inventory that pencils for investors. I know which ones are on the market and which ones I can source off-market.
ADU opportunities
Atlanta's ADU ordinance opened up rental income potential on single-family lots. I can identify properties with the right lot size, zoning, and setbacks to add a unit.
Development plays
Teardown lots, assemblage opportunities, and properties with redevelopment potential. If you're looking to build, I work with developers daily and know what's feasible.

Neighborhoods investors should know
Peoplestown
Closest south-side neighborhood to downtown. New construction at The Row 900 is setting new price comps. Duplex and ADU-friendly zoning on many lots.
Boulevard Heights
Still has entry points under $400K for renovation candidates. Strong rental demand from Beltline proximity. Appreciating fast but not priced out yet.
Chosewood Park
Mix of older homes and new infill. Close to the Southside Trail extension. Strong appreciation trajectory as the trail buildout continues.
Summerhill
Major mixed-use development around Georgia Avenue is reshaping this neighborhood. Rental demand is strong from the GSU and hospital corridor.
